Arrived onsite for water leaking in the basement from ductless systems condensate drain lines. Found condensate pump basin ajar. Reaffixed it and taped it for better security. Confirmed operation. Also observed slow drip in the basement near elevator location. Went through entire exposed drain line and did not find the source. It may be coming from the drain hose inside the wall.

Arrived onsite for condensate leak from RTU system. Performed diagnostic and confirmed leak. Found condensate drain clogged. Cleared the drain. Confirmed proper drainage. Inspected for any excessive evaporator coil debris. Also inspected for drain pan leak but did not observe any.

Removed the failed thermostat for the conference room area, installed a new T6 Wi-Fi thermostat. Performed all the required wiring and programming. I could not program the Wi-Fi at this time as I did not have access to it and I did not program a schedule into the thermostat due to the fact that I do not know the office operating hours. I left the thermostat set to 74° and on hold.

Perform the leak test for the Fujitsu VRF system, went through all of the flare connections on all eight indoor units. All of the flare connections and ProPress connections are in good condition and are not leaking. Went through all of the connections at the separation tubes for each zone and confirmed that they are not leaking. Dismantled the condenser on the roof and found that the bottom rows of the condenser or severely covered in oil and the bottom of the unit is covered in oil. The condenser coil is leaking and will need to be replaced.

Performed the service for the common area units, removed all of the air filters and cleaned out. Found that the unit on the second floor has a leak on the condensate discharge line, we will need to figure out how to best solve the leak as it requires two different pipe sizes. Checked their temperatures and operation of the condenser and confirmed that the system is running and cooling properly.

Right on site and installed pressure probes and did confirm that the system is out of refrigerant, my pressurized it to 345 PSI. It dropped roughly 7 psi in about 10 minutes time, I did not see anything blatant at the condenser that is leaking. We need to return with a 10-ft step ladder to be able to get up above the ceiling and check each of the ceiling cassette units and the branch box connections.

Perform the spring cooling startup of the common area system. Removed and cleaned all of the filters from each of the indoor units, switch the machine to cooling and allowed it to operate. Monitored and confirmed supply and return air temperature differential of each of the indoor units, checked refrigerant pressures at the condenser and confirm that the unit is operating and cooling properly. Checked and tightened all electrical controls, confirmed operation of all of the fan motors and confirm that the machine is switching from heating to cooling mode properly. The system is operating properly at this time.
