Performed the service for the common area units, removed all of the air filters and cleaned out. Found that the unit on the second floor has a leak on the condensate discharge line, we will need to figure out how to best solve the leak as it requires two different pipe sizes. Checked their temperatures and operation of the condenser and confirmed that the system is running and cooling properly.
Right on site and installed pressure probes and did confirm that the system is out of refrigerant, my pressurized it to 345 PSI. It dropped roughly 7 psi in about 10 minutes time, I did not see anything blatant at the condenser that is leaking. We need to return with a 10-ft step ladder to be able to get up above the ceiling and check each of the ceiling cassette units and the branch box connections.
Perform the spring cooling startup of the common area system. Removed and cleaned all of the filters from each of the indoor units, switch the machine to cooling and allowed it to operate. Monitored and confirmed supply and return air temperature differential of each of the indoor units, checked refrigerant pressures at the condenser and confirm that the unit is operating and cooling properly. Checked and tightened all electrical controls, confirmed operation of all of the fan motors and confirm that the machine is switching from heating to cooling mode properly. The system is operating properly at this time.
